Answer: Here are the Architecture Review Committe and Board Criteria for evaluating homeowner requests to ‘alter’ (landscape) the main common area (the inside circle of land in the neighborhood, known as Common Area “C”)
- Trees only will be permitted. (No shrubs, beds, etc.)
- Trees are to be planted no closer than 65 feet from the walkway and no farther than 15 feet from the lot boundary line.
- Property boundary markers must be in place and readily visible prior to tree plantings.
- Trees are limited to those that have an official height growth limit of 25 feet or less.
- Trees should be planted no less than 15 feet apart from each other and no less than 10 feet from adjacent properties.
- All trees become the property of the Homeowner’s Association.
- Tree maintenance is the responsibility of the homeowner.
- The homeowner will maintain the lawn area 5 feet beyond the tree into the Common Area.
- Upon sale of homeowner property, responsibility for tree maintenance passes to the new owner.
- A drawing must accompany requests indicating tree placements relative to each other, property boundaries, house and common area walkway indicating footage distances.
- Plantings done without Board approval (ref: Declaration, paragraph 2.7) will be required to be removed returning the property to its original condition.
